The southern section of Hitchin 28 byway starts at the juntion with two unsurfaced public roads and continues generally northwards, through a junction with Offley 14 and Hitchin 33 bridleways then to end on the A505 Hitchin to Luton road opposite Carters Lane (public road) which leads to the northern section of Hitchin 28 byway.

At the time of the BHS 2022 Access Survey (10 Apr 22), there were no gates or other obstructions across the path. There was a waymark arrow at the southern end but no signpost at the northern end (A505 junction). There was quite a lot of litter near the northern end. At two points along the route, a horse drawn vehicle would have had to have been tilted at more than 30 degrees to get along the route, once due to camber and once because of deep tractor ruts.

Commences from Pirton Road at Pirton Cross thence SE along parish boundary known as Hoar's Lane to Offley Bottom then from Offley Cross S and SE to Preston parish boundary at Temple End.
